A plan that works in Scottsdale fails in Park City. Frost depth, snow load, the length of the building season and where the meltwater goes in April are not adjustments to a drawing — they are the drawing.

West elevations take the least glass and the deepest overhangs. Washes set the buildable envelope before an architect does, and the county will tell you where they run before you buy the parcel.

Frost depth sets the foundation and snow load sets the roof, but it is the calendar that catches people out. The window for pouring closes earlier than most owners expect, and a schedule that ignores it loses a year rather than a month.
